Garage tips

Construction

How do I know what size garage door opener I need?

An opener with 1.5 horsepower is common for most homes.  A One third horsepower opener can handle most doors 10 feet wide by 8 feet tall made of uninsulated steel

What size of drywall do i need?

If you garage is attached you always need fire rated 5/8 drywall for ceiling, if garage is separate from residence no fire rated drywall is needed for ceiling.

Does adding a garage increase home value?

A garage does add value to your home, its just the value can vary.  The cost to build a garage starts at $8,500, on average, expect to spend around $18,000 to build a garage. This will likely up the resale value of your home.

ALWAYS REMEMBER IF YOUR STUDS ARE 2X4 THEN R12 OR R14 INSULATION CAN FIT

IF STUDS ARE 2X6 R20 INSULATION WILL FIT.

Truss

  PITCH       SLOPE

Great anatomy of roof truss

This is roof pitch...so if you hear someone say my roof pitch is 7/12 that means for every 12 inch going horizontal it rises 7 inches vertical

TRUSS 101

These are degree tables...so as you can see higher the pitch like 7/12 steeper the slope on your roof.

90% of homes have 4/12 ptich.

Garage Wall

Garage door header, how to build one and make one.

Garage door header

There are many ways to make a garage door header.

The most common way is using 2 pieces of 2x12 with 1/2 ply sandwiched between them.

The length of the 2x12's is determined by they length of the garage door.

So if the garage door is 16 feet long you need an 18 foot long board...1 foot on each side to make the header.

Shingles 101

SHINGLE TYPES

To calculate how many shingles are needed...

simply times the two numbers you have here

20x12 = 240 for that one section

then take that 240 number and multiply it by 2 to get total square footage.

once that is done then divide that number by 33 and boom you get the total number of shingles needed.

3 tab is most common.

ARCHITECTURAL  SHINGLE                  3 TAB SHINGLE

-Architectural Shingles have various sizes and shapes. These many sizes and shapes give them a more dimensional look

-Architectural shingles weigh around 50 percent more than the asphalt 3-tab shingles.

-Because they are thicker they have higher warranty.

-Cost is higher then 3 tab.

-Cost for 3 tab is lower but not alot

-3 tab is much easier to handle and work with on a roof

-3 tab is still used on many homes today

-warranty is not as high as architect but is still 15-20 years

-3 tab can survive mild storms.

Metal Roofing

Advantages of metal roofing

  • Lightweight & portable: About ¼ the weight of a tile roof, and roughly ½ the weight of asphalt shingles.

  • Durability: Metal roofing is highly resistant to hail and wind damage.  It is also more resistant to fire, and can last up to three times the lifespan of an asphalt shingle roof.

  • Low-maintenance: Most metal roofing products require very little or no maintenance.

  • Energy efficiency: Metal roofs are considered among the most energy efficient types of roofs. They reflect a greater share of the sun’s rays and, depending on any coating applied to the metal, homes may see a savings of 20 to 30 percent on air conditioning costs.

  • Style: More than any other roofing material, metal roofs are available in a wide array of colors, styles, and textures. Metal roofing can greatly enhance the appeal of a home. Copper roofing, in particular, is a very attractive option. Over time, copper roof changes color, adding character and beauty to a home.

Disadvantages of Metal Roofing

  • Cost: Mostly is generally higher than other roofing options. As the price of oil continues to rise, however, the cost difference between metal and asphalt roofing is beginning to narrow—since oil is a primary ingredient in asphalt shingles.

  • Noise: Metal roofs can be noisier than other alternatives.

  • Snow: Accumulated snow may slide off of metal roofs, causing damage and injury to people and property below. Properly installed snow guards are often used to stop snow from sliding.

TO NAIL SHINGLES BY HAND OR GUN?

Nailing by hand helps you feel if the nail catches the wood, unfortunately you do not get the same feeling with a nail gun. If the nails are driven outside the placement of the boards they will loosen over time and eventually causing curled shingles or leakage.

Keep in mind if there is a failure with the roof and you make a warranty claim, expect the insurance company to send someone to check the nail pattern to ensure the nails were placed properly.

There is an advantage using a nail gun and that is it helps reduce the amount of time to nail the roof...because when its 100 degrees out and you are on a roof let's just say its not fun.
